A Two-Storey Garage, Built Through Winter: The Boutz Build

Most people assume construction stops when the snow flies. This project proves it doesn’t
have to. The Boutz build is a ground-up detached two-storey garage with a loft — and
we built it right through a Northern Ontario winter, from slab to finished metal roof.

From slab to structure

We started with the foundation and framed up tall, square walls sheathed in OSB. Because
this garage carries a loft, the framing had to be dialed in — straight walls, solid
connections, and a structure engineered to handle both the loft floor and Northern Ontario
snow load.

Setting the trusses is always the moment a build “becomes a building.” Note the details:
galvanized hurricane ties and proper bracing at every connection — the hardware that keeps
a roof where it belongs when the wind and snow arrive.

We dried the building in with underlayment and strapping, then installed a grey metal
roof
— the right call in snow country. Metal sheds snow, resists ice damage, and lasts
for decades.

Wrapped, sealed and ready for its loft

With the roof on, we wrapped the walls in weather barrier and detailed clean white soffit
and fascia. Inside, the loft beam and open two-storey volume are ready for insulation and
finishing — a huge amount of usable space for storage, a workshop, or a future studio.
